Recognized all over the world thanks to the richness of its territory with its vineyards from which the famous Vino Nobile di Montepulciano DOCG is obtained. Particularly renowned also for the annual celebration within the walls of the historic center of Montepulciano, on the last Sunday of August, the traditional Bravio delle Botti, a scenario that sees 16 men called "pushers" of the 8 districts including Cagnano, Collazzi, Gracciano, Le Coste, Poggiolo, San Donato, Talosa, Voltaia challenge each other and the traditional procession of figures in the guise of the ancient noble families. From Montepulciano you can easily reach the characteristic town of Pienza, Cortona and the unique and suggestive Valle d'Orcia. It also enjoys the proximity of the main communication routes: including the Val di Chiana motorway exit, A1, is only 16 km away, the Chiusi station about 25 km away and the Perugia airport about an hour's drive away, while Florence airport is about 120 km away.
Description
The interesting winery has an extension of about 30 hectares. The land consists of about 21 ha of vineyards, about 6.7 ha of olive groves and about 1 ha of woodland. With the exception of the wooded part, the farm is made up of appurtenances of land parcels forming a single body. The vineyards from the results provided by ARTEA turn out to be about 18 hectares, all registered in the DOCG of Nobile di Montepulciano wine. Olive groves cover the hilliest part of the farm, the forest is 500 linear meters from the borders. The farm is located about 2.5 km from the historic center of Montepulciano of which it enjoys a spectacular view. It is served by two roads, one urban, the other country with direct access to the provincial road. The property includes a main villa of about 1000 square meters built in the early seventies so it needs to be restored. An ancient farm was renovated at the end of the nineties, currently used as a farmhouse for the residential part, the lower part for the storage of agricultural machinery. At the center of the farm there is a farm of about 300 square meters with a new roof. Another old farmhouse is in a state of neglect so it needs to be completely restored.
There is also an agricultural shed of 120 square meters. The company has its own water autonomy that serves the villa, the farmhouse, the business needs such as spraying. The farmhouse is also served by the public aqueduct.
Outdoor
In a beautiful panoramic position, the property has two accesses, one from the provincial road and one from the internal country road.
Finish status
All the buildings, apart from the building used as a farmhouse, need major renovation works.
The land also needs to be more cared for because some parts, especially the olive groves, are a bit abandoned.
Potential uses
The property has great potential to become a high-level farm thanks to the several hectares of vineyards in Nobile di Montepulciano. Even the beautiful buildings, once renovated, can become an important source of income for the company
