Residential complex within the city of Lecce, in Via Balsamo, in an area of strong residential expansion close to the historic center.
The building is spread over three floors with entrance from Via Balsamo.
Great attention is paid to the outdoor space with large private gardens on the ground floor and large terraces belonging to the apartments on each floor.
The housing units are characterized by high levels of internal comfort (high energy performance, excellent level of soundproofing, system technology adopted) and energy saving (care and choice of the external envelope and construction details that determine a very high level of insulation also through the correction of thermal bridges).
The building complies with the levels of environmental sustainability required by the Itaca Puglia protocol, well above the normal values and requirements characteristic of energy class A.
The main rooms of each apartment will be paved with large-format stoneware bricks of primary choice in wood, marble or resin effect finishes of the buyer's choice. In each bathroom, the shower corner will be covered with stoneware to be chosen from the samples up to a height of 2.20 m, while the remaining walls will be covered up to 1.60 m. In the kitchen, the stoneware cladding will be ensured to be chosen from the samples of a portion of wall for 2.00 square meters in the position indicated by the buyer. The construction of electrical systems is physically divided into two systems: the condominium system and the one for private users. The first, which takes advantage of the advantages deriving from the plant powered by renewable sources for the production, on site, of electricity and the second which instead follows the traditional supply fees. The condominium system for the distribution of electrical, IT and telematic services for management will be built in a completely autonomous form (video intercom, access control system, elevator system, lighting of the common areas, power supply of all common utilities) the installation of a centralized fiber optic distribution system will also be carried out both in the condominium stairwell and inside the individual apartments.
A condominium video-intercom system will be built with the door station at the entrance on Via Balsamo.
The television reception system will be centralized and the telephone system will be equipped with a socket in each interior living room.
All the units are equipped with an underfloor heating and cooling system, powered by high-efficiency central heat pumps and a controlled mechanical ventilation system that also performs the function of dehumidification and integration with cooling. The thermal energy metering system will allow you to have a ready view of the consumption of each individual apartment and the constant reading of the production of the photovoltaic and solar thermal system installed on the roof will allow a drastic reduction in energy consumption. The condominium energy metering, both electrical and thermal, will take place through a control unit, which will be placed inside the technical compartment, in the common area, in a box equipped with a key. The system allows you to independently adjust the temperature of each property unit in order to allow maximum living comfort, while dividing the expenses according to individual consumption.
White sanitary appliances will be of the wall-hung type. The internal walls of the housing units will be supplied with suitable putty provided for dry systems and washable transparent white surface painting. The entrance door of each apartment will be of the armored type, the access door to the stairwell, located in the condominium space, will be made of glass. Aluminium thermal break windows will be used and motorised pre-lacquered aluminium slat louver systems will be provided.
The pedestrian entrance to the condominium from Via Balsamo is provided through an iron gate. In the garden areas pertaining to the apartments on the ground floor there will be a paved part, the remaining portion will be delivered with a layer of vegetable soil…
